Buyer's Inspection

Waypoint inspectors basically inspect all accessible areas of the home, from the roof and attic to the crawlspace (if one is present). Here is a list of items we cover; however, it is not exhaustive. We literally look at hundreds, if not thousands, of items with each home inspection.

  • Roof, vents, flashings, and trim
  • Skylights, chimneys & other roof features
  • Gutters and downspouts
  • Decks, stoops, porches & walkways
  • Eaves, soffits, fascia & trim
  • Grading & drainage areas
  • Basement, foundation and crawlspace
  • Water penetration and foundation
  • Heating systems
  • Cooling systems
  • Main water line & visible On/Off valves
  • Water heater and piping
  • Interior plumbing faucets, drains & fixtures
  • Drainage systems
  • Electrical service meter & conductors
  • Main service amperage & disconnect
  • Electrical panels, breakers & wiring
  • Electrical bonding and grounding
  • AFCIs and GFCIs - special outlets to protect the homeowner
  • Fireplace damper door and hearth and visible flue
  • Insulation and ventilation
  • Garage doors, including safety sensors
  • And much more...

In the inspection report you will see maintenance information, life expectancies, and minor (cosmetic) imperfections. However, the issues that really matter may fall into four categories:

1. Major defects: An example would be a structural failure or an active roof leak.

2. Things that lead to major defects: A small roof-flashing leak, for example. This small item can lead to a major leak and significant moisture damage, affecting the condition of the home and the health of its occupants.

3. Things that may hinder your ability to finance, legally occupy or insure the home: Outdated electrical fuses for example or the presence of single strand aluminum wiring.

4. Safety hazards: Such as an exposed, live buss bar at the electric panel or unsecured wiring.

Anything in these categories will be specifically addressed and discussed with you during your home inspection. Often a serious problem can be corrected inexpensively to protect both life and property.
